In a nutshell

One of the most expensive areas of Woollahra Municipality, Bellevue Hill has experienced lots of sales over the past 12 months, but the median house price has dipped by about 4 per cent. Australian Property Monitors data shows 103 houses at Bellevue Hill have sold since September last year and the median house price is $2,725,000. During the previous 12-month period, 86 houses sold with a median price of $2,845,000. "Currently the top end of the Bellevue Hill market is very strong - there are a lot of buyers willing to spend between $5 million and $9 million for the right property," says Alison Coopes, principal of Agency by Alison Coopes who recently sold a Victoria Road mansion for $9 million. Apartments in older style buildings on main roads are the suburb's cheapest entry point at about $400,000. This year Bellevue Hill apartment prices have remained steady with a median price of $575,000.

People move there because ...

Bellevue Hill is close to the city, harbour, beaches, Double Bay, Bondi Junction and private schools. It has large family houses of high quality and diverse architectural styles, many with harbour views.

Other drawcards

Large houses with harbour views; close proximity to harbourside yacht clubs, marinas, boating facilities and golf courses at Rose Bay.

Price range

Houses from $1.2 million to $20.5 million. Apartments from $380,000 to more than $3 million.

Why cook when you can pick up excellent takeaway food at Crave, a busy cafe-deli at 98 Bellevue Road.

Prize catch

More than $1.8 million is expected for this 275 sq m apartment, one of three residences in a circa-1940 block at 29 Benelong Crescent. Set for October 16 auction with Ray White Unlimited agent Ric Serrao (0412 072 178), No. 2 was renovated during the late 1990s. It has two double bedrooms (both with ensuites and built-ins), a study (or third bedroom), third bathroom and a modern kitchen (with stainless steel appliances).
